Job Description

ArmourCo is seeking a detail-oriented and experienced Estimator to join our growing team. The successful candidate will be responsible for preparing accurate and competitive cost estimates for condominium restoration, refurbishment, and capital improvement projects. Working closely with our project management and operations teams, you'll evaluate project requirements, obtain supplier and subcontractor pricing, identify project risks, and develop comprehensive proposals that support successful project delivery.

Key Responsibilities

- Review drawings, specifications, tender documents, and project scopes.
- Perform quantity take-offs and prepare detailed cost estimates.
- Solicit and evaluate quotations from subcontractors and suppliers.
- Develop budgets, bid packages, and competitive project proposals.
- Analyze labour, material, equipment, and subcontractor costs.
- Conduct site visits to assess existing conditions and project requirements.
- Identify project risks, opportunities, and value engineering solutions.
- Coordinate with Project Managers to ensure smooth project handoff after award.
- Maintain and update estimating databases, pricing, and supplier information.
- Prepare tender submissions while ensuring deadlines are met.
-Participate in post-bid reviews and estimate comparisons.
- Build and maintain strong relationships with clients, consultants, subcontractors, and vendors.
- Stay informed of industry trends, construction methods, and material pricing.

Job Requirements & Qualifications

- 3+ years of estimating experience within commercial construction, restoration, or renovation.
- Experience estimating condominium refurbishment or capital reserve fund projects is considered a strong asset.
- Strong understanding of construction methods, materials, and building systems.
- Ability to read and interpret architectural, structural, and engineering drawings.
- Excellent knowledge of construction estimating software and Microsoft Office Suite.
- Strong analytical, mathematical, and organizational skills.
- Exceptional attention to detail with the ability to manage multiple tenders simultaneously.
- Excellent written and verbal communication skills.
- Ability to work independently while collaborating within a team environment.
- Valid Ontario driver's licence with the ability to attend project sites throughout the GTA.
- Diploma or degree in Construction Management, Civil Engineering, Architectural Technology, or a related field is preferred.
- Gold Seal Certification or equivalent industry accreditation is considered an asset.
